Job Summary:

To accurately maintain the company’s house plan cost data, maintain high levels of engagement with co-workers and trade partners, and to enhance the operational efficiency of the purchasing and construction departments.

Duties/Responsibilities:

  • Create and issue budgets and purchase orders in accordance with Atlantic Builders procedures.Facilitate effective communication with trade partners.
  • Assist with accurately setting up and maintaining new and existing house plan costs and estimating data in the company’s estimating database by creating and/or adjusting assemblies for structural and design studio options.
  • Assist with setting up new communities in the company’s database.
  • Enter and update cost data for trade partners in the company’s database. Update and maintain the Sales Pricing Matrix and associated budget reports for all house plans and communities—to include calculating sales prices of options and/or base house costs for management review and approval.
  • Assist with the process of creating and designing new options.
  • Work with the Accounting Department to resolve any budget and/or purchase order issues and provide reports as requested.
  • Provide trade partners with accurate information for them to be successful in their jobs. Communicate with trade partners and Production Department to resolve any issues that occur.
  • Disseminate Change Order information to trade partners and Production Department.
  • Provide suggestions that may be incorporated into future contracts to include clarifying item standards, improving product quality, reducing costs, and/or facilitating a more efficient or better-coordinated construction processes.
  • Work with Production Department and trade partners to issue Variance Purchase Orders involving unexpected job expenses.
  • Work with Production Department and trade partners to eliminate unexpected jobs expenses.
  • Calculate price estimates for house plans and custom/non-standard options, as requested. Collaborate with Sales and Production Departments to determine costs of custom/non-standard options and/or to clarify what is included in a specific option or standard feature. When necessary, ensure acquisition and delivery of items to associated lots.
  • Assist Purchasing Manager with day-to-day access, administration, and use of the Trade Portal, including trade partner set up and training to include uploading documents for specific jobs and house plans.
  • Purchasing Associate has the authority to bind the company on significant purchases through the issuing of purchase orders for an individual home
  • Assist Plan Manager with any ARC (Architectural Review Committee) submittals and IFP (Interactive Floor Plan) maintenance.
  • Work with Director of Purchasing and Purchasing Manager on negotiating new contracts.
  • Spend a minimum of 5 hours per month in the field ensuring proper material usage, trade partner execution, and the accuracy of job take-offs and estimates.
  • Assist the Director of Purchasing to maintain up-to-date and accurate trade partner subcontracts, scopes of work, contractor’s license and insurance information.
  • Perform other duties as assigned.

Qualifications/Requirements:

  • Education/Experience
    • Bachelor’s degree preferred – concentration in construction management or related field preferred
    • Minimum of 5 years construction experience preferred.
  • Skills
    • Basic computer skills (Word, Excel, web-based applications, phone applications)
  • Abilities
    • Ability to organize, plan, prioritize, and manage multiple tasks in a fast-paced environment.
    • Ability to effectively communicate, both orally and in writing, to various audiences.
    • Ability to creatively solve problems, take initiative and work independently.
    • Ability to maintain a courteous and professional demeanor in all situations        
  • Working Conditions/Physical Demand
    • Ability to frequently stand, walk, sit, see, hear, speak and be physically flexible; occasionally stoop, lift up to 50 lbs., carry, drive, bend, climb, squat, kneel, grab, step, crawl, stoop, and push/pull.
    • Regularly exposed to and works in outside weather conditions, hot, cold, humid, snow, wind, rain, etc
    • Ability to walk on uneven//unfinished surfaces such as rock grades and around disturbed surfaces such as trenches or ungraded areas, construction debris, etc…
    • The noise level is usually moderately quiet in the office and loud in the field

Salary Range:  $60,000 - $70,000 DOE
