Description
We are looking for a Land Coordinator to join our Land Department.  The Land Coordinator supports land development efforts by managing budgets, coordinating with stakeholders, and ensuring compliance with municipal requirements. They also are also responsible for HOA setup, land and lot settlements, and maintaining project documentation.

Duties and Responsibilities/Essential Functions

Land Development:

  • Assist with maintaining and updating development budgets.
  • Review and code land development invoices for approval and payment.
  • Assist in coordinating and communicating with legal counsel, engineers, municipalities, and consultants during all phases of development.
  • Coordinate bond and permit approvals with municipalities.
  • Inspect communities under development for E&S compliance when required.
  • Assist with preparation of funding packages for development loans.

Homeowners Associations:

  • Manage and oversee with HOA setup, supervision, and turnover to residents for new and existing projects.
  • Serve on declarant HOA boards for new Atlantic Builders communities.

Land Operations:

  • Provide administrative support to the land department.
  • Oversee creation of new entities for land development.
  • Maintain and organize land acquisition and development files.
  • Land & lot settlement coordination.
  • Monitor and maintain deposit payments and escrow schedules.
  • Coordinate development appraisals.
  • Coordinate with escrow and title companies.
  • Perform all other duties as assigned.

Qualifications/Requirements:

  • Education/Experience:
    • Bachelor’s degree in Business, Finance, or Real Estate, or related field or equivalent work experience.
    • Valid motor vehicle license.
  • Skills and Abilities:
    • Ability to communicate effectively, both verbal and written, to various audiences.
    • Exceptional organizational abilities and attention to detail.
    • Strong knowledge of Microsoft Office applications including Word, Excel, PowerPoint, Outlook, One Note, etc.
    • Ability to prioritize work and manage multiple tasks.
    • Ability to creatively solve problems with minimal supervision.

Working Conditions/Physical Demands

  • Ability to frequently stand, walk, sit, see, hear, speak and be physically flexible; occasionally stoop, lift up to 25 lbs., carry, drive, bend, climb, squat, kneel, and push/pull. Finger dexterity is required to operate computer keyboard, calculator, telephone, and copier.
  • Ability to walk on uneven/unfinished surfaces such as rock grades and around disturbed surfaces such as trenches or ungraded areas, construction debris, etc.
  • Periodic exposure to and works in outside weather conditions, hot, cold, humid, snow, wind, rain, etc.
  • The noise level is usually moderately quiet in the office and loud in the field. .
Salary Range:  $68-75k DOE
